What Is Reactive Soil?

Reactive soil — particularly clay-based soil — expands significantly when it absorbs moisture. When this expansion occurs beneath your home's foundations, it creates immense upward pressure that can cause severe cracking and structural damage.

This process, known as "heave," can shift entire sections of a building's foundation, leading to cracked walls, misaligned doors and windows, and in severe cases, structural failure that requires expensive underpinning repairs.

The damage is often progressive. Small cracks gradually worsen with each wet season as the soil repeatedly expands and contracts, causing cumulative movement in the foundation.
